Make an open house flyer in ChatGPT

OpenAI released ChatGPT Images 2.5 on September 8, 2026. It can fit a lot of text on one image, which is exactly what a flyer needs.

You’ll build a flyer from your real listing photo, fix anything it gets wrong, make a square version for Instagram, and cut out your headshot. It’s on every ChatGPT plan, free included. Free plans get fewer images a day.

On your phone? Open the ChatGPT app, open the side menu, and tap Images.

Attach your listing photo

Click the + on the left side of the box, then Add photos & files. Pick your best front photo of the house.

Use the real listing photo. The flyer is built around it, so buyers see the actual house.

Only use photos you have the right to use, like the ones shot for your listing.

Paste the flyer prompt

Copy this and paste it into the box. Swap everything in [brackets] for your listing’s details, then press Enter.

Make a printable open house flyer using the photo I attached. Keep the house in the photo exactly as it is. Don't change, add or remove anything on the house or yard.

Put this text on the flyer, spelled exactly as written:

Style: clean and modern, lots of white space, big text that's easy to read from across a room. Portrait, letter size. Don't add any other words, labels, quotes or logos.

It takes a minute or two. A percent counter shows while it works.

Each line in the list becomes one line on the flyer. Delete any line you don’t want.
Use Gemini instead? Paste the same prompt there with your photo.

Proofread every word

This step matters most. Check each line against your listing, out loud if it helps.

The address, down to the unit number.

The date, the time and the price.

Your name, your brokerage and your phone number, digit by digit.

Nothing extra. No words, quotes or labels you didn’t write.
One wrong digit in your phone number costs you every call that flyer should have made.

Fix what’s wrong

Found a mistake? Type the fix in the message box at the bottom and press Enter. Name the one thing to change and tell it to leave the rest alone:

Change only the [phone number] to [555-123-4567]. Keep everything else on the flyer exactly the same.

One fix at a time. On a busy flyer, asking for several changes at once can shuffle the rest of the text.

Type the fix instead of clicking Comment on the spot. In hands-on tests, typed fixes landed more often.

Proofread again after every fix.

Save your flyer

Right-click the flyer and choose Save Image As. Save it somewhere you’ll find it, like your Desktop.

On your phone, press and hold the flyer, then tap Save.

Print it at letter size. The image is already shaped for an 8.5 by 11 page.

Make a square version for Instagram

Click Edit in the bottom-left corner of your flyer.

Edit sits in the corner of the image.

Then click Resize at the top and pick Square 1:1.

Pick Square 1:1 for a feed post.

ChatGPT redraws the whole flyer in the new shape, so proofread it again, then save it the same way.

Cut out your headshot

Go back to ChatGPT Images. Click +, then Add photos & files, and attach your headshot. Paste this and press Enter:

Remove the background from my photo and give it back as a PNG with a transparent background. Don't change my face, hair or clothes in any way.

Check it still looks exactly like you. If anything changed, say what and ask again.

Save it the same way as your flyer. Now you can drop yourself onto any graphic in Canva.

Shortcut for anything ChatGPT makes: click Edit, then Remove BG.
